Choosing Your Realtor.

When someone decides it's time to sell his or her home, he or she interviews several Realtors from different companies and chooses the best match. Sellers pick the Realtor who will best represent them, they feel most comfortable with and think will be the most effective in selling their home or property.

On the flipside, when a person decides to buy a home, he or she usually ends up with their Realtor through sheer chance. Buyers usually end up with a Realtor as
a result of answering an advertisement for a property they find interest in. The advertisement will give a brief summary of a home available for sale along with
the price, but it says nothing at all about the Realtor. A good property does not necessarily translate to the right agent.

Listing Agents and Selling Agents

You see, there are two "sides" to every sale -- the listing side and the selling side. Most property sales have an agent representing each side, so there are generally, but not always, two agents involved. The seller is represented by the listing agent and he buyer is represented by the selling agent (also called the buyer's agent).

Agents can deal with both buyers and sellers, but most seem to focus their efforts
on one or the other. Some even exclusively handle either buyers or sellers.
There are times that an agent may represent you (the buyer) and the seller on the same property.

We recommend that you take as much care to hire a real estate agent as you would for any other professional. Ask questions. Ask about training, experience, focus and intentions. The answers to these questions will help you determine if this agent is the right match for you. Would you hire this person for you own company?
